PLATTSBURGH -- The first phase of HarborView, a condominium project on the site of the former Plattsburgh Air Force Base Officers Club, is almost half full.
Neil Fesette of Fesette Realty is the real-estate broker for the property, which is being built by developer Jon Poissant.
"He (Poissant) has really done a great job with this," Fesette said.
Nine of the first 18 units have been sold since the sites became available in February.
ROOMS WITH A VIEW
Each unit offers tremendous views of Lake Champlain and the Green Mountains, with Mt. Mansfield almost directly across the lake.
"The site itself is probably the primary selling point," Fesette said.
First-floor units feature a 10-by-24-foot lawn area, with a 10-foot privacy fence running east from the building. Upper floors have deck space, with glass-enclosed railings.
Poissant said nothing will ever be built in front of the building.
"We really focused on the green space."
Zoning allowed for 196 units on the property, Poissant said, but they are going to build only 50 to 54.
LOWER UTILITIES, HIGHER TAXES
Two-bedroom units start at $200,000, while three-bedroom units start at $270,000.
The layout of the condos and inexpensive utilities also help attract buyers, Fesette said.
He said electric (heat and power), water and sewer bills will total about $900 for the year.
