Date set for local prison auction

LYON MOUNTAIN — The state will try to find a buyer for the shuttered Lyon Mountain Correctional Facility property at an auction set for July.

The New York State Office of General Services set the date Friday, with a public auction to start at 11 a.m. Wednesday, July 10, in the second-floor meeting room at Dannemora Town Hall, 1168 Cook St. Registration for the auction will begin at 10 a.m.

First, the state will give prospective buyers a chance to check out the property, which is located at 3864 Route 374 in the Dannemora hamlet of Lyon Mountain.

Open houses are planned for 11:30 a.m. to 1:30 p.m. Tuesday, May 14; Tuesday, June 4; and Thursday, June 27. Site inspections can also be scheduled by calling 474-2195 or emailing land.management@ogs.ny.gov.

The state has set a minimum bid of $140,000 for the former minimum-security correctional facility, which has been closed since January 2011.

Officials had previously estimated the property value at about $5 million.

The facility is located in the Adirondack Park, a fact that can sometimes complicate development since the Adirondack Park Agency requires permits for construction.

The property comprises 27.3 acres of land on both sides of Route 374, with 11.47 acres on the north and 15.9 acres on the south.

It includes several acres of undeveloped land and 23 buildings totaling 87,106 square feet. Some are small storage sheds.

The larger buildings, according to a news release from the Office of General Services, are:

▶ Building 1: Dormitory, cafeteria, gymnasium, 49,201 square feet.

▶ Building 2: Administrative Building, 4,624 square feet.

▶ Building 5: Vocational Building, 24,747 square feet.

▶ Building 9: Garage, 2,149 square feet.

Town Supervisor Americo “Ves” Pivetta has said that he hopes the site can be sold and developed, as it is a valuable asset of Dannemora.

The property is being sold “as-is,” according to the news release, which says: “Prospective bidders are encouraged to obtain professional advice prior to the public sale to assure compliance with building codes and any planned use of the property.”

Bidders have to put down a deposit of $14,000 in order to register for the auction. That must come in the form of a certified check or bank check, made payable to the bidder.

New York state will pay a 5 percent broker’s commission to a qualified real-estate broker who represents the successful bidder at the time of the closing.

Bidder and broker affidavits must be submitted to the Office of General Services by the close of business Monday, July 8.
