Revised Fairfield Inn plan approved

PLATTSBURGH — The developers of a proposed Fairfield Inn and Suites in the Town of Plattsburgh plan to break ground this spring.

Holiday Inn Manager Sam Sheni, representing Route 3 Development LLC, said the group continues to work out details of its financing. 

“We hope to start (construction) sometime in May,” he said.

Sheni said construction is expected to take 12 to 18 months. 

REVISED PLAN

The Town Planning Board originally approved the plan in 2010 and had twice approved extensions, most recently in January.

Karl Weiss of Robert M. Sutherland said that when the applicant then went to Marriott for the final go-ahead, they were told the design they used was no longer up-to-date.

A revised plan was approved by the Town Planning Board this week. 

91 ROOMS

There would be 91 rooms in the 15,857-square-foot, four-story hotel.

Located on Route 3 across from the Hampton Inn and Suites, it would feature driveways and parking areas on both the east and west sides of the property.

The lobby would now be in the interior of the hotel rather than as an extension on the east side. A swimming pool was moved to the west side rather than the north end.

The exterior would feature brick veneer on the lower level and siding above that. The roof would be covered in architectural shingles.

A previously approved height variance, which was set to expire in May, is no longer required under the town’s new zoning code.

The property is served by town water and sewer service.

According to the company website, 686 Fairfield Inn and Suites are located in North America. The chain offers free high-speed Internet in rooms, free wi-fi in the lobby and a complimentary hot breakfast.

It is part of the Marriott International group, which has 3,800 locations in 74 countries and territories. Marriott reported $3.7 billion in revenue during the fourth quarter of 2012.
