“We are trying, project by project, to make the Town of Plattsburgh more accessible to pedestrians,” he said.

Regan discovered the Plattsburgh market while traveling to Canada for a family vacation. 

“I was pleasantly surprised by the vitality of the commercial district,” he said.

Additional research showed good numbers on industries already in the area or in process. That was followed by meetings with town officials, who presented a welcome atmosphere, he said.

The company then hired AES Northeast to develop plans and held more meetings with town officials.

“We are very pleased with the reception we’ve received to date,” Regan said.

STILL AHEAD

AES Northeast’s Scott Allen said he believes they’ve planned a nice courtyard housing development. 

“We think this is going to be a an excellent project in the Town of Plattsburgh and one that is very much needed in the community.”

Two parking spaces per unit are planned, Allen said.

Matt Boire of CDC Real Estate said that after he first spoke with Regan, he contacted other municipalities and heard only praise for the projects done by the firm in those communities.

The project still requires approval as a property subdivision and for its detailed preliminary plan. Regan said that once all plans are approved, they will seek to secure financing.

Construction would likely follow within five to six months, he said.
